- Walking on a metal roof requires some skill: it’s easier to dent a panel than you might think.

None of these issues is a reason to give up. These are things that need to be addressed during the design phase, not discovered after the first storm.
Metal Shingles or Asphalt Shingles: How to Decide
There is no one-size-fits-all answer to this question. Three criteria tip the scales in favor of homes in this area.
First, the length of ownership: the longer you plan to keep the property, the more the initial price difference evens out. Next, the roof’s geometry: a simple, steep-sloped roof is well-suited for metal roofing, whereas a complex roof with dormers, multiple valleys, and skylights requires more custom-fit pieces and presents more potential problem areas. Finally, the immediate surroundings: overhanging trees, an entrance that needs protection, and close-proximity neighbors.
There is one situation where the question doesn’t really arise: when the building is old and the village’s architectural style dictates it, metal shingles are not a choice based on performance but on architectural consistency. Conversely, for a run-of-the-mill bungalow on a tight budget that’s expected to be resold in the short term, asphalt shingles remain the rational choice—and we’ll say so.

What Sets a Good Metal Roof Installation Apart
A poorly installed metal roof leaks just like any other—only more discreetly: the water seeps under the panels and comes out far from where it entered.
Installation begins with an inspection of the substrate—which is checked after the old roofing material has been removed—followed by the underlayment. The roof overhang protection is installed at the eaves: the Code requires that it extend at least 900 mm up from the eaves and at least 300 mm inward from the inner face of the exterior wall, as specified in Section 9.26.5.1.
Next come the details that make all the difference: hidden fasteners whenever the product allows, expansion gaps provided at the ends, custom-formed ridge, eave, and wall flashings, counter-flashings around chimneys, and special treatment of the valleys, which remain the most heavily stressed part of a metal roof.
These parts are bent in the workshop to fit your building. This explains the delay between signing the contract and the start of construction: unlike shingles, a metal roof cannot be purchased by the pallet on the morning the project begins.
As with any renovation, the old roofing is completely removed before installation. The roof deck is then inspected with you, and any damaged shingles are counted and replaced. This is the only part of the price that cannot be determined in advance, and it is priced per unit in the quote.
Ventilation of the Attic Space Under a Metal Roof
Metal roofing does not eliminate the need for ventilation. A poorly ventilated attic traps heat and moisture, causing condensation to form under the panels, and it’s the roof structure that suffers, not the metal sheeting.
The Quebec Building Code requires a ventilation area of at least 1/300 of the ceiling area, increased to 1/150 for pitched roofs with a slope less than 1:6, as specified in Section 9.19.1.2. Our roofers calculate this area for your attic rather than simply replicating the number of vents from the old roof.
Installing a metal roof is also the perfect time to fix compressed insulation or blocked soffits: the roof is open, and you won’t have access to it again for decades.
Condensation deserves some clarification, because it is often mistaken for a leak. Water dripping from a metal roof on a cold, sunny day—when it isn’t raining—is almost never a leak: it’s indoor moisture condensing on a cold surface. The solution isn’t on the roof; it lies in ventilation and controlling the humidity inside the house.
Snow Stops: The Question We Forget
On a metal roof, the snow slides off all at once, in large sheets. So you have to decide where it’s allowed to fall.
Snow guards—bars or brackets attached near the edge—hold back the snowdrift and allow it to melt in place. They are installed above doors, entrances, patios, parking lots, air conditioning units, and along sections that face a road.
This decision is made at the time of the proposal, not after an incident. We systematically include it on the agenda for the site visit, along with a roof plan, so that we can work together to identify the areas that need protection.
Two technical notes. Snow guards are installed depending on the type of panel: on a standing seam, they are clamped onto the seam without piercing the sheet metal, which is by far the best solution; on a profile with exposed screws, they are mechanically fastened using weather stripping. And they’re useless if installed in the wrong place: their position is calculated based on the slope, the length of the roof slope, and what’s underneath.
Flat and low-slope roofs: Sheet metal is not the solution
On a flat roof or with a very low slope, a metal roof is not compliant, since the Code requires a minimum slope of 1:4 for sheet metal. The correct answer is the elastomeric membrane, consisting of two welded layers of modified bitumen, along with its drainage system and mechanical fasteners.
Many buildings in the area combine the two: a main slope made of sheet metal and a flat section made of elastomeric material above an addition or a garage. We install both, with the junction treated to sheet metal work, which eliminates the need to hire two different companies for the same roof.
Also watch out for sections with a gentle slope hidden within an otherwise steep roof: a porch, an addition, or a dormer with a nearly flat roof. That’s exactly where leaks occur when someone has tried to install sheet metal everywhere for the sake of uniformity.
Maintaining a Metal Roof
A metal roof requires little maintenance, but not none at all.
- One visual inspection per year, in the spring, to check the flashings, valleys, and the condition of the joints.
- Inspection of exposed screws on profiled products, which loosen due to expansion cycles.
- Clearing debris from rain gutters and downspouts, where conifer needles quickly accumulate in the Laurentians.
- Repair deep scratches before corrosion sets in.
- Inspecting snow guards after a heavy winter.
